- You see one leak, not several.
- The rest of the shingles or tile still look solid.
In cases like these, a fast roof repair fixes the problem and protects the rest of the roof. There is no reason to spend on a new roof you do not need.
When it is time for a new roof
Sometimes a repair is just throwing money at a roof that is worn out. Signs it is time for a roof replacement:
- The roof is 20 years or older.
- You see leaks in more than one spot.
- Shingles are curling, cracked, or missing across the whole roof.
- You find piles of granules in your gutters.
When you see a mix of these, a new roof usually costs less in the long run than paying for one repair after another.
